Maintenance Tech Position


We currently have an opening for a full-time, Maintenance Technician/Groundskeeper that will be working on both residential and commercial properties.  This person will be responsible for completing assigned work order requests for repairs/maintenance, turning vacant units, interacting with customers, and more.

Job Duties include, but not limited to:
  • Completion of all assigned maintenance requests in a timely manner
  • Diagnosis of problems and repairs, such as: plumbing, electrical, carpentry, dry walling
  • Turnover maintenance and/or painting in vacant apartments
  • Interaction with tenants, owners, commercial clients, and vendors
  • Offer excellent customer service
  • Teamwork, collaboration, and contribution
  • Performing emergency maintenance when on-call
  • Clean-up job site upon completed tasks
  • Up keeping exterior building/grounds
  • Light landscaping
  • Recording work and hours into Appfolio, our online property management software

Qualifications:
  • Must have attention to detail 
  • Excellent Follow-through skills 
  • Willingness to be flexible with hours 
  • Available/willing to be on-call 
  • Excellent Customer Service Skills 
  • Must be a self-starter/problem solver 
  • Must have a “can do” attitude
Requirements:
  • Must have experience in building/apartment maintenance and general construction 
  • HVAC experience preferred 
  • General knowledge of carpentry, plumbing, electrical, painting, sheet rock, caulking, roofing, project management 
  • Must have access to a personal vehicle (work truck or van) with valid driver's license and proof of insurance 
  • Working knowledge of smart phones, tablets and computers, strongly preferred 
  • Must have ability to transport maintenance, construction, and landscaping equipment 
  • Must have common tools associated with Maintenance 
  • Must possess a High School Diploma/GED or equivalent; or twelve months related experience and/or training; or equivalent combination of education and experience. 
  • Must be legally authorized to work in the U.S. 
  • Must be able to speak, read and write English in a manner sufficient to carry out the duties 
  • Must successfully pass Pre-Employment Drug Testing, Background, and Motor Vehicle Screening
 Compensation includes:

Part-Time On-Site Manager


We currently have an opening for a part-time, On-Site Manager that will be working at one of our residential properties. This person will be responsible for overseeing the complex, posting various notices, posting/showing vacant units, accepting applications, interacting with tenants/vendors, and more.


Job Duties include, but not limited to:

  • Manage apartment complex to ensure tenants are complying with rental agreement/property rules & regulations 
  • Respond to and document tenant issues, complaints, and interaction in AppFolio Tenant Profile 
  • Post Vacant Units online & respond to Guest Cards/Leads by email, phone and/or text 
  • Provide details regarding vacant apartments, application process/status, screening criteria, and other policies 
  • Schedule appointments with prospective tenants and show vacant units 
  • Accept/Process applications, screening fees and proof of income 
  • Screen applicants and conduct rental references 
  • Maintain communication with applicants throughout application process 
  • Draft/Complete Lease Agreements for all incoming residents 
  • Conducts Move-In/Move-Out and annual inspections 
  • Run Delinquency Reports & Charge Late Fees for past due rent 
  • Monitor/assist with Rent Increase schedule 
  • Posting/mail various notices 
  • File for Evictions 
  • Send Outstanding Balance Letters, monthly 
  • Submit work orders/requests, as needed, and coordinate with Maintenance Team 
  • Respond/Coordinate Plumbing, Electrical or Structural Emergencies (contacting and working with maintenance team and vendors) 
  • Purchase supplies for property as needed 
  • Handling Lockouts 
  • Respond to On-Site Emergencies (coordinating with law enforcement for fire, domestic violence, altercation on property, suspicious behavior etc.) 
  • Pick-up & maintain property grounds/common areas/exterior building 
  • Coordinate/assist Maintenance Team with turning & cleaning vacant units 
  • Attend Staff/Training Meeting; provide property status updates to upper management weekly/monthly 
  • Work with team on brainstorming ideas/solutions 
  • Recording work and hours into AppFolio, our online property management software 
  • Report daily/weekly to Portfolio Manager regarding status of the property.

Requirements:
  • Property Management, On-Site Management, Leasing Agent, or related experience and/or training is preferred. We will train the right candidate for the job. An On-site Manager/Maintenance Team is desired. 
  • Proficient in Microsoft Office Suite, email, internet, and smart phone. 
  • Experience with Property Management software, especially AppFolio, preferred. 
  • Must have a valid driver's license, insurance, and reliable vehicle. 
  • Must possess a High School Diploma/GED or equivalent; or twelve months related experience and/or training; or equivalent combination of education and experience. 
  • Must be legally authorized to work in the U.S. 
  • Must be able to speak, read and write English in a manner sufficient to carry out the duties 
  • Must successfully pass Pre-Employment Drug Testing, Background 
Compensation includes:
  • 10 hrs./wk. Rent Credit, based on hourly wage (any work performed outside of weekly rent credit requirement is paid at an hourly wage basis) 
  • Hourly Wage based on experience 
  • Flat Rate for any after-hours lock-outs 
  • Internet/Phone Stipend
